Rental Resilience is an education-first prototype for evaluating U.S. residential rentals. Its purpose is to help you ask better questions, document evidence and understand the consequences of a deal underperforming.
A good outcome can be passing.
We support short-term and long-term strategies equally. We don’t assign a “safe investment” score or treat a purchase as the desired outcome. Learning that you need better evidence—or that a property does not fit your goals—is useful progress.
What the numbers mean
NOI is effective operating income less operating expenses, before debt service, depreciation and capital expenditures. Cash flow subtracts loan principal and interest and planned replacement funding. Cap rate divides NOI by purchase price. Cash-on-cash divides cash flow after replacement funding by down payment, closing costs, setup and initial reserve.
Monthly reserve balances include actual modeled cash inflows and outflows. Planned replacement transfers remain inside the consolidated reserve; actual repairs reduce it. A fixed-rate amortizing loan is held constant through income and expense shocks.
Model boundaries
All examples are fictional. Stress presets are editable assumptions, not forecasts, probabilities or guaranteed loss limits. The STR seasonal curve is illustrative and available nights are distributed evenly. LTR income losses are smoothed across twelve months. Intramonth timing, appreciation, income taxes, sale proceeds, refinancing, interest-only loans and balloon debt are outside this version.
STR room revenue excludes cleaning charges and lodging taxes. The per-night cost input should capture any net cleaning cost after guest charges. Platform, management and maintenance percentages are entered separately, then applied to room revenue. Annual fixed expenses and replacement budgets are itemized separately for STR and LTR. Actual contracts may require a more detailed treatment.
